One South, the latest mixed development in Seri Kembangan, Selangor, comprising shop offices, service apartments and office towers, are set to tap on its strategic location. It is situated just along the KL-Seremban highway and right next to Besraya highway where it enjoys a ready population catchment as well as high traffic visibility.

In a recent article published in TheEdge Malaysia, week of 14 December 2009, Seri Kembangan was described ‘as a property hot spot with upside potential’ by Jerome Hong, managing director of PA International Property Consultants (KL). He added that developments in Putrajaya, Cyberjaya, KLIA and Sepang International F1 Circuit have contributed to the robust growth in the south of the Klang Valley. Also in the article, Victor Lim, managing director of iProp Realty Sdn Bhd, said that ‘the value of commercial properties in Seri Kembangan has improved due to the rapid population growth and good road network.’

Recognising this tremendous potential, developer Hua Yang Berhad has planned One South in Seri Kembangan as a massive 17.89-acre project with a gross development value of RM750 million. Its first planned phase will offer 384 units of shop offices built along a street mall concept where work intermixes with play. With built-up areas from 479 – 2,100 sq ft, prices of its office units and retail lots start from RM350 per sq ft and RM750 per sq ft respectively.

Ground floor retail lots are very well suited for lifestyle outlets like cafes, boutiques, beauty and health care, supermarkets and such. There are centralised kitchen exhaust ducts installed into the building to accommodate food and beverage businesses.

Depending on preference and the nature of the business, there are two choices of where the units face. The units facing the KL-Seremban highway sport an eye-catching designer façade while the more adventurous ‘box-in and box-out’ look of the 3D-matrix façade faces the street mall and service apartments. Even the roofing there is unique with patterned glass panels to maximise natural lighting in inspiring ways.

Future shoppers and those working at One South will get to enjoy its shuttle bus service to Serdang KTM, Bukit Jalil LRT and Sg. Besi LRT stations as well as Mines shopping centres. Furthermore, the commercial area will be Wi-Fi ready and armed with 24-hour security as well as CCTV.

Affordable residences

Phase two to five of the One South development will offer a total of 1,200 service residences with built-up areas from 1000 sq ft onwards. Priced from RM250 per sq ft, these units are aimed at young couples, fresh graduates, upgraders and investors who want to live in an affordable location that is yet close to the city.

Apart from its proximity to KL-Seremban highway and Besraya highway, other highways near One South are the Sg Besi-Puchong highway, KESAS, Lebuhraya Damansara-Puchong, SKVE, SILK, MRR2 and KL-Putrajaya highway.

Future residents of One South will also get to benefit from the development’s closeness to shopping, education, commercial landmarks and Bukit Jalil stadium. Nearby is the Giant hypermarket, Mines Shopping Centre, SEGI college, Astro building and also Palace of Golden Horses hotel.

Launch and promotion

One South’s Street Mall shop offices were soft launched in February 2010 and its completion is targeted to be 36 months from the date of its Sales and Purchase Agreement (SPA). There is an ongoing promotion whereby the developer offers 10/90 easy financing, the absorption of bank interest during construction, low down payment , free car park, free SPA legal fees and subsidized loan agreement legal fees.
